We are working with a family-owned housebuilder who are currently looking for a driven, detail‑focused Estimator to join their Commercial team in Dunfermline. This is a role for someone who wants to play a key part in shaping high‑quality residential developments across Scotland.
The Role:
This is a chance to join a respected Scottish housebuilder with a reputation for quality, collaboration and long‑term client relationships. You’ll work closely with senior commercial leaders, contribute to meaningful projects, and be part of a team that values accuracy, communication and continuous improvement.
You’ll be involved from first enquiry through to tender submission, working closely with Clients, Consultants, internal teams and supply chain partners. If you enjoy influencing outcomes, building long‑term relationships and producing high‑quality tenders that stand up to scrutiny, this is a role where you’ll be valued.
Key Responsibilities:
- Reviewing and interpreting technical specifications, drawings and commercial terms.
- Working with Clients and the Commercial team to refine and finalise technical requirements.
- Completing pre‑qualification documentation and maintaining a detailed subcontractor/supplier database.
- Selecting and agreeing enquiry lists with the project team.
- Identifying proposals requiring additional analysis, resources or site visits.
- Liaising with Senior Quantity Surveyor on take‑offs for Bills of Quantities (BoQ), variations and value‑engineering.
- Coordinating tender preparation from BoQ acceptance through to settlement and submission.
- Presenting tender settlement information and contributing to finalisation discussions.
- Embedding best practice and company quality standards across all tenders.
- Providing cost information for feasibility studies and appraisals.
- Managing post‑tender queries and maintaining strong client relationships.
- Attending internal, client and subcontractor meetings as required.
About You:
You’re someone who thrives in a fast‑paced commercial environment and enjoys seeing a project through from initial concept to final tender. You’re confident interpreting technical data, comfortable influencing stakeholders, and able to juggle multiple deadlines without compromising on quality. Relationship‑building comes naturally to you, and you take pride in producing accurate, well‑structured proposals.
What We’re Looking For:
To be successful in the role you should have:
- Full UK driving licence.
- Strong ability to interpret technical data and detailed design drawings.
- Proven experience producing high‑quality tenders and proposals.
- Proactive, self‑motivated and able to work under pressure.
- BSc in Quantity Surveying or construction‑related subject.
- Post‑qualification experience with a main contractor, ideally with Design & Build exposure.
- Experience negotiating packages and influencing positive commercial outcomes.
- Strong IT skills including MS Office and Evaluate (or similar estimating software).
- Experience using COINS ERP would be advantageous.
